How do I change letting agent?
Whether you've just found a new tenant or you're in an existing tenancy looking to change letting agent, we'll take care of the entire switching process.
Switching agent is easy
The first step in changing letting agent is to review your existing agency agreement. Are you in a fixed contract and if so, are there any conditions in ending your agreement with the agent. We'll review your agent's terms and advise you on serving notice if you need it.
Handle the paperwork
Once you've given notice to your agent, we'll get in touch with your tenant and support them through the switching process. We'll create a new tenancy which can be signed digitally. We'll also talk to your existing agency and take care of handling the tenancy deposit.
Rent collected & protected
Once all the paperwork is finalised, we'll organise setting up the standing order with your tenant and begin rent collection on your behalf. Rent Protection is included in both our Essential and Complete Plans, giving you total peace of mind.

Questions about switching letting agents
Am I tied to my current letting agent?
If you're in an initial fixed term with your agent, it's likely that you'll be tied into the agency agreement until the end of the term. This is normal practice to avoid landlords leaving an agent who's invested time and effort in finding, referencing, and moving in a new tenant.
How long am I tied to my current agent?
The initial term can vary from agent to agent, but it is usually 6 to 12 months. You should check the terms of business that you've signed. This should outline the fixed term period and also the notice that's required to end your contract.
I'm outside the initial term, what do I do?
If the initial term has ended, or you're approaching the end of the contract, you'll most likely be in a position to end the contract by giving 1- or 2-months’ written notice to your agent. This doesn't have to coincide with the end of your current tenancy as it is the agreement with your agent that matters.
Do I have to wait until the tenancy ends to switch agent?
Many landlords believe that they have to wait until the end of a tenancy to switch letting agent, however, this is not the case. The tenancy agreement is a contract between the landlord and the tenant, with the agent working on behalf of the landlord, so changing agent doesn't affect the legal rights or obligations of either party.
How easy is it to change letting agents during a tenancy?
It is relatively straightforward to change letting agent during an ongoing tenancy. As your new agency, we'll be able to smoothly transition the property management and rent collection without the added task of advertising and finding a new tenant.
Will switching agents affect my tenant?
If your letting agent has not delivered on service, it's likely that your tenant will be pleased that the management is changing. They may be more likely to stay in the property for longer than they would have with the previous agent.
Will my tenants need to be referenced?
In 90% of switches, we'll not have to reference your tenant, particularly if they have been at the property for more than 6 months and have are not behind on their rent. If we're required by our insurers to do a tenant credit check there, will be no additional cost to you or your tenant.
Can I choose any plan when I switch to you?
Yes, you can. Each of our plans can be tailormade to suit you. Some plans have better insurances than others, so speak with our team to find out which plan would be best for you.
How long does it take to change letting agent?
Once you've given us the green light and the contact details we need, we'll take care of the important stuff. It can sometimes take a couple of days or as long as a week depending on the cooperation of the agent, but we’ll make sure to keep you fully informed.
What will it cost me to switch agency?
The switching service to prepare the legal paperwork, purchase the insurances required, lodge the tenant's deposit, and coordinate all other requirements is charged at £149 inc vat and is payable in advance.
Can I switch from my current letting agent?
Yes, once you’re aware of the termination terms you can give official written notice of your intention to end the contract. The notice period required will most likely be in your contract, but it is normally either 1 - 2 months. If no concrete timeframe is provided, it’s still in your best interests to have a paper trail of your correspondence. If you need any help, get in contact with us.
