Due to the new regulations, electricians and inspectors are in high demand. Once you have placed an order, you or your representative will receive a phone call within 7 working days to arrange and confirm the appointment with one of our electrical assessors. 

Once the inspection is complete, you will receive your report within 3 working days with a satisfactory or unsatisfactory decision.

If you can show that you have taken all reasonable steps to comply with the regulations, you are not in breach of your duty. The government are encouraging landlords to respect the caution of vulnerable tenants during this time and approach all situations with sensibility and reason.

You can show you have taken reasonable steps by keeping copies of all communications you have had with your tenants and electricians regarding arranging electrical work - including any replies you have had.

Yes, you can. Your electrical engineer will be fully qualified to perform an EICR and Portable Appliance Test. We can arrange an EICR and PAT test within the same visit - saving you time and money.

The 2020 Regulations do not cover electrical appliances, only the fixed electrical installations. A portable appliance test (PAT) should be carried out on any electrical appliances supplied by the landlord every 12 months. Tenants are responsible for making sure that their own electrical appliances are safe. 

An electrical inspection usually takes around 3 to 4 hours - not including any follow-up remedial work. The bigger the property, the longer the EICR visit typically takes. Your electrician will need to look at your fuse box, so making sure this is fully accessible beforehand will save some time during the inspection. 

An EICR electrical inspection involves testing the ‘fixed’ wiring of the property, including all socket-outlets (plug sockets), light fittings and the consumer unit (or fuse box). This also includes permanently connected equipment, such as showers and extractor fans.

The inspection will:

• uncover any potential safety risks, such as loose wiring
• show if any of the electrical circuits or equipment are overloaded
• reveal any substandard electrical work to any repairs
• check the serviceability of equipment
• determine the extent of any wear and tear and damage over time

If immediate hazards are identified, your electrical engineer will highlight them in your report and outline recommended action to fix the issues.

Yes you do. New regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.

This means that all landlords now have to do what good landlords already do: make sure the electrical installations in their rented properties are safe. The regulations came into force on 1 June 2020, they apply to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021. The relevant date for determining when the new requirements apply is the date on which the tenancy is granted. A new tenancy is one that was granted on or after 1 June 2020.
