A valid EPC is a legal requirement to rent a property
Having an Energy Performance Certificate or EPC displayed on all properties for sale or to rent was made a legal requirement as from the 1st October 2008. Landlords caught without following these regulations may be faced with a financial penalty.
As from the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to meet a minimum energy performance rating
You can buy an EPC from us and we will arrange for our local energy assessor to visit the property at a convienient time with your or your tenant and conduct an energy assessment of the property. This usually takes around 45 minutes to 1 hour. Once the report has been typed up, we will send you a PDF copy of your new EPC which is valid for 10 years.
PurchaseGas Safety Certificate (CP12)
If the property has gas this is a legal requirement
A Gas Safety Certificate (also known as a CP12) is a legal requirement when renting out a property which has a gas supply to an appliance or the heating system is fired by gas. Gas safety certificates and inspections must be carried out by competent gas engineers that are GasSafe registered.
The Gas Safety Certificate is to be renewed every 12 months. The renewal must also be carried out by a GasSafe registeerd engineer following a visit to the property.
You can buy a Gas Safety Certificate from us and we will arrange for our local GasSafe registered engineer to visit the property at a convienient time with your or your tenant and conduct a safety check check. This usually takes around 1 hour. Once the certificate has been typed up, we will send you a PDF copy which is valid for 12 months.
A landlord must provide each tenant with a copy of the gas safety certificate when they check in.

Legally required every 5 years as of April 2020.
Electrical safety inspections are a mandatory requirement in England as of April 1st 2020. Private landlords are required to carry out an Electrical Installation Condition Report on their rental property every 5 years.
Landlords letting property in the UK have a legal obligation to ensure that the property being let is safe to occupy. As such, ensuring the electrics in the property are not damaged or worn out, through wear and tear, is an important aspect in landlord electrical safety.
Through our network of competent electrical engineers, we will arrange for an Electrical Installation Condition Report or EICR to be carried out at your rental property.

If you are looking to find a Tenant fast, then we would recommend you consider a Zoopla Premium Listing.
In our experience, a Zoopla Premium Listing should be used if one or more of the following conditions are true:
- The property being advertised is in an area with a high density of available properties. i.e. some locations in London will have 200 available properties within a ¼ mile radius. With that many properties available, an advert will need all it can get to be noticed.
- If the property is of a premium price point – a premium listing will attract more attention
- If the property has been on the market for more than 2 weeks we would suggest a boost to the advert by applying a Zoopla Premium Listing and considering the rental price.
- If the property has particularly good images, the Premium Listing will make the most of the images by showing 3 in the main search result rather than a single image
Property Inventory Service
An official record of inventory and condition.
A Rental Property Inventory and Schedule of Condition report is one of the most important tenancy documents provided within our landlord inventory service. Without one, a landlord will rarely be able to make a successful claim for damages.
In unfortunate circumstances where a landlord wishes to make a claim on the tenant's deposit for damage, the Deposit Service will require proof of a signed Inventory and Schedule of Condition. In the absence of one, it is almost impossible to prove liability for damage that may have been caused by the tenant during their time in the property.
Through our national network of inventory clerks, all of whom are accredited by the Association of Independent Inventory Clerks (AIIC) we are able to provide a professional and cost effective landlord inventory service.
PurchaseTenant Referencing
Employment, landlord reference and credit check.
Our referencing includes an employment reference, a 6 year credit check, a previous landlord reference and a bank check. Landlords are also encouraged to obtain proof of identity from the tenant such as a passport and utility bill dated within the last 3 months.
What checks are included?
- Income Validation - Assess the likelihood that the salary matches the type of employment.
- Affordability Calculation - Salary should be in the region of 30 times the monthly rent.
- Voters Roll check - Checked for all addresses within the last 6 years.
- Public information check - for CCJs, Bankruptcy and voluntary arrangements.
- Fraud Potential - The tenant will be issued a fraud potential score.
- Confirmation of declared income - Income will be validated by employer or accountant.
- Previous landlord - Determine payment issues or if any dilapidation has been recorded.
Tenancy Deposit Protection
Deposit registration and legals documents issued.
The tenant's deposit (5 weeks rent) is requested and registered with the Deposit Protection Scheme and we will issue the legal prescribed information.
We'll contact your tenant to explain the Tenancy Deposit Protection rules and request the funds. Once received we will register the deposit with an approved scheme within the required timeframe and complete the prescribed deposit information and issue confirmation certificates for all parties.

A UK address is provided for Landlords that are Non-Resident outside of the UK.
A UK address is provided for Landlords that are Non-Resident outside of the UK. This is an annual service fee and includes forwarding official post.
We provide a 'Non-Resident Landlord Address' service which can be used on Tenancy Agreements to satisfy Section 48 of the Landlord and Tenant Act 1987 and allow the Tenant to be able to send letters or notices to. Once received, we will forward on the communication to the Landlord wherever they are located in the world.

The Assured Shorthold Tenancy Agreement (AST) is the most commonly used Tenancy Agreement when letting a property in England and Wales. In Scotland, this is the Scottish Tenancy Agreement. When should I organise a Gas Safety Certificate & how long does it last?
By law, if you have gas appliances in your property (boiler, hob), you need a valid, in-date Gas Safety Certificate before a tenant can move in. A Gas Safety Certificate needs to be renewed every 12 months.
Are PAT's and EICR's a legal requirement?
Although not a legal requirement in England and Wales as of yet, a landlord has a legal obligation to provide a safe home, therefore we recommend you obtain these certificates every 5 years. If the property is in Scotland however, these documents are legally required.
How do Professional Photographs benefit my property advert?
From our experience we know that the very first thing the prospective tenants will see are the property photos, so if you want to grab tenants’ attention, make sure they stand out! Professional property photos are a good investment for a quick let. They are bright, high resolution, wide angled and generate more enquiries.
What certificates do I need before I advertise?
As well as having consent to let from your mortgage company, an Energy Performance Certificate with a rating of A to E is required on your advert.
Why do I need an Inventory?
If a landlord wishes to make a claim on the tenant's deposit for damage, the DPS will require proof of a signed/dated inventory and schedule of condition. The adjudicator will use the inventories to compare the property condition at the beginning and end of the tenancy - without it, they’re highly likely to reject the landlord’s claim. It also shows you have let it in a safe condition such as smoke alarms are fitted and working.
Is a Boiler Service included in Home Emergency Cover?
Home Emergency Cover which is a benefit of the Complete plan, requires an annual Boiler Service. We can arrange these alongside a Gas Safety Certificate for an additional £45.
