An Energy Performance Certificate (EPC) displays your rental property's energy efficiency.
Most rental properties require a valid EPC, with an energy performance rating of 'E' or above to be legally let.
We will arrange for a qualified expert to perform a professional assessment of your rental property's energy efficiency and supply you with an Energy Performance Certificate that will be valid for 10 years.
Some Houses in Multiple Occupation (HMOs) do not require an Energy Performance Certificate. If you are letting your property to individual tenants on separate tenancy agreements, for example, on a room-by-room basis, an EPC is not legally required.
An EPC must be issued when a property is being sold or let as a whole property. If the property is an HMO and all tenants are on the same tenancy agreement, an EPC is legally required.

Any property in England, Scotland or Wales that is either being built, marketed for sale or let as an entire property requires an Energy Performance Certificate (EPC).Â
Since the 1st of October 2008, landlords letting whole properties in the UK must have a valid Energy Performance Certificate of 'E' or above available to prospective tenants.
Energy Performance Certificates are valid for ten years. After this time, landlords are only required to get a new EPC if they are reletting to a new tenant.

After your energy assessment survey has taken place, you will receive your Energy Performance Certificate via email from LettingaProperty.com.
Your property's energy efficiency rating should be included in your property listing. Knowing the energy consumption of your property allows tenants to make an informed decision when selecting a property to rent. Properties with higher energy efficiency levels often have cheaper bills.
If you are a tenant, your rental property's EPC must be made available to you upon request free of charge.Â

Your assessor will then issue an Energy Performance Certificate, grading your property's energy efficiency from 'A' to 'G'. If your rating is below 'E', you must follow recommendations to improve the property's energy efficiency before letting it out.Â
